Senior Water rights & water distribution /infrastructure - Irrigated land

1.) 330 acres of irrigated meadows & pasture used to support horses, cattle & wildlife

2.) Approximately 1,000 Senior (pre 1907) acre feet of diversion rights from the Mora River diversion dam - (note) the Mora & Sapello River merge at the town of Watrous and we have the first diversion dam after the two rivers merge...

3.) Water distribution- gated pipe, custom check gate, gravity flood, and pipeline systems all renovated in 2016 - 3.6 mile Tipton irrigation ditch

River bottom land & Upland pastures

2.) 5,000 + acres of Upland rolling pastures are well maintained with excellent forage consisting of black gramma, blue stem, Buffalo and other native high protein grasses. Large canyons and scenic bluffs and buttes

Location elevation and weather

1.) The elevation ranges from 6,000-7,000’ in the rolling foothills and Canyons with the Sanger De Cristo mountain range of the Rocky Mountains in the distance

2.) the weather is ideal with cool/low humidity summers and epic Fall weather and mild winter temperatures & a mild spring time climate

3.) Watrous & Valmora New Mexico are located 16 miles from Las Vegas New Mexico (pop. 10k) with a historic plaza, university of NM Highlands Campus,  restaurants, grocery & retail conveniences - Fort Union National Monument is a few miles from the ranch as well as hot spring in Las Vegas

4.) the ski areas of Taos, Ski Santa Fe, Ski Sipapu, Angel Fire and Red River are all within 1- 1.5 hour drive from the ranch

5.) airports - Las Vegas, NM, has a private FBO and 5,000’ airstrip, Santa and Albuquerque both have commercial airports ...

AND we have one coffee shop and cafe in the Watrous Coffee House and an excellent Mobergs mechanic shop and US Post office!
